Flame Retardant Topcoats
Flame retardant paints and topcoat finishes available at Rawlins Paints are suitable for projects where fire safety and regulatory compliance must be retained after maintenance, refurbishment or decorative upgrades. These coatings can be used to restore or enhance the performance of previously installed fire-retardant paint systems, ensuring that the original fire protection strategy remains effective. This is particularly important in buildings where passive fire protection plays a critical role in controlling fire spread and limiting smoke development across structural surfaces and internal compartments.

Fire Retardant Topcoats – Limiting Flame Spread Without Compromising Protection
Fire retardant (FR) topcoats play a critical role in passive fire protection by limiting flame spread across surfaces and helping to preserve the integrity of the fire-retardant system beneath. When used as part of a correctly specified system, these topcoats work alongside fireproof primers and basecoats to create a reliable finish that can be applied to wood, plasterboard, structural steel and non-combustible substrates. Options are available from Bollom, Thermoguard, and Zeroflame in a wide variety of finishes and colour ranges, providing long-term fire resistance without compromising the system’s compliance with BS476 or EN classification standards.
Class 0 and Euroclass B-rated topcoats are commonly applied either as the final coat in a new system or as part of essential maintenance to preserve fire protection in buildings. These coatings should not be seen as optional: their presence ensures the system continues to restrict surface spread of flame, supporting overall building performance in a fire. Products from Bollom and Thermoguard deliver proven solutions for communal, commercial, and industrial environments, especially where regulations mandate resistance to flame propagation and smoke generation.
Frequently Asked Questions
Do all fire-retardant topcoats provide the same level of protection?
No, different topcoats are designed for different substrates and fire protection needs. Some are compatible only with certain primers or basecoats, while others can be used on bare or previously painted surfaces. The level of performance - such as Class 0 or Euroclass B - depends on both the product and the substrate. Always confirm compatibility with the complete system before specifying or applying.
Can fire-retardant topcoats be used to upgrade doors?
Not reliably. Doors are tested as complete assemblies, including hardware, gaps, frames, and the specific timber type. Applying a topcoat alone does not replicate that tested configuration. Any upgrade using coatings should be guided by a qualified fire consultant and use fully supported systems, ideally with independent assessments or certification for door upgrades.
Do fire-retardant topcoats improve 'fire resistance' as well as 'reaction to fire'?
Primarily, fire-retardant topcoats improve ‘reaction to fire’ characteristics - such as surface spread of flame and heat release—not structural fire resistance. Resistance to fire is typically achieved by intumescent coatings or passive systems tested to maintain loadbearing capacity, integrity and insulation during fire. Topcoats support this by maintaining the effectiveness of the surface layer.
Are all products certified to the same testing standards?
No. Some products are tested to British Standards (BS476 Parts 6 and 7), others to European Standards (EN 13501-1 and associated tests like EN 13823). The classifications and methods differ, and results cannot be cross-compared directly. Third-party certification offers the highest assurance, often involving multiple tests, production audits and traceability controls.
Can these coatings be applied to any painted surface?
No. Performance depends heavily on the surface condition and previous coatings. Old paint systems may not adhere properly or might degrade the fire-retardant properties of the topcoat. Surface preparation, compatibility checks, and correct loading/application are essential. Contact the technical support team for advice on specific substrates and conditions.
