Professional Hydrophobic Treatment for Mineral Surfaces
Keim Lotexan is a professional-grade hydrophobic impregnation treatment designed to protect mineral-based surfaces. Its silane/siloxane formulation penetrates deeply into the material’s pores, forming a water-repellent barrier without blocking vapour diffusion. This ensures long-term protection against moisture ingress, acid rain, and environmental contaminants while preserving the natural appearance of the substrate.
Suitable Surfaces for Application
This treatment is ideal for use on a wide range of mineral surfaces, including:
- Mineral plasters and paints
- Exposed concrete and prefabricated concrete elements
- Sand-lime bricks and cement fibre boards
- Porous natural stone, both alkaline and neutral
It is not suitable for non-absorbent surfaces, glazed ceramics, or previously sealed substrates.

Application Guidelines for Optimal Performance
Keim Lotexan should be applied to clean, dry, and absorbent substrates. It is recommended to apply using a brush or a flooding method in two coats, wet-on-wet, with a 10-minute interval.
- Ensure the surface is free from dust, grease, and contaminants.
- Apply when the ambient and substrate temperature is above 5°C.
- For previously treated surfaces, allow sufficient curing time before application.
- Do not spray the product to avoid wastage and overspray on unintended areas.

Usage Restrictions and Limitations
Keim Lotexan should not be applied on non-porous surfaces or substrates previously treated with non-compatible coatings. It must not be diluted, mixed with other substances, or applied under humid conditions. Ensure all surrounding surfaces, including glass and ceramics, are covered before application. In case of contact with unintended areas, rinse with plenty of water immediately.

Keim Lotexan is classified as a flammable liquid and must be stored in a cool, dry, and well-ventilated place away from ignition sources. It contains Naphtha (petroleum), which may cause drowsiness, dizziness, and long-term damage with repeated exposure. Proper protective equipment, including gloves and eye protection, should be worn during handling and application.

Answer from Rawlins’ Technical Team: This product is designed for application to natural stone, assuming the flashing is lead it is clean, dry sound and prepared as detailed in the technical data sheet we can recommend Rust-Oleum Mathys Fillcoat Fibres. If any areas of the asbestos are to be painted this should be primed first with Rust-Oleum Mathys Primer 44 HS. | |
